What is a Design-to-Sell Consultation and why would you want to shell out $295 for it?
As a homeowner getting ready to sell, you’ve got people coming at you left and right with their hands out, so I understand the reluctance to pay for one more thing.
Your Realtor can give you general direction but doesn’t typically doesn’t have the detailed, design know-how to give you exact instructions on how to prepare your home to connect with buyers on a deeper, emotional level.
Yet nearly every home needs this direction before selling, with few exceptions. Why? Well, life happens! There are kids, and dogs, and dishes. There’s laundry, and paperwork and stuff you inherited and a list of things you’ve been meaning to get to. Trust me when I say I’ve seen it all and this is perfectly normal. You don’t have the worst house and you’re not a horrible, messy person. This is JUST LIFE.
Many sellers apologize for their homes when I meet them for this consultation but I won’t have it! Trust me when I say I’m not judging you, or your home, I’m here to help because I want to see you get top dollar for your property in as few days as possible.
We have a lot of fun here on the blog, but make no mistake, when we meet in-person we’re going to get down to the business of getting your home ready to sell. And we might have some fun too, because I can’t help myself. What I’m NOT going to do is shame you or make you feel embarrassed in ANY way for the condition of your home or your décor choices.
What I AM going to do is give you all my best tips for your home, a custom consultation for what you need to do, to sell your home for top dollar.
And, with my background in real estate, I can dive into the homes in your area, what is selling and for what price. What we don’t want to do is spend your money wantonly, we want to make sure each and every suggestion is on point for your ideal buyer. This is the heart of our Aspirational Staging™ process.
Now, for the actual Consultation!
I like to start on the outside of the home, it’s a great place to warm up. As we’ve all heard, curb appeal is massively important, so we’ll spend some time discussing what needs to be fixed up in your yard and around your front door. Entryways are a HUGE deal (just ask Pinterest), so we’ll discuss all your options to spruce it up for a small investment.
After that we’ll move inside and go room-by-room with my best tips, ideas and suggestions. We’ll discuss strategies and options, and you can certainly ask questions where we can come up with the ideal solutions that will work for you and your family.
In nearly every home I suggest packing up some things up and moving other items around, to create focal points in each room, and a design flow that will appeal to buyers.
We’ll definitely discuss paint, as most homes need a fresh coat before going to market. I’ll give you exact color choices, which may include items other than your walls.
We’ll discuss small, cosmetic fixes for items that are less-than-ideal, and suggestions to play up the highlights of your home.
During our time together I’ll take copious notes, so that you’ll have everything you need to move forward with confidence. Should you decide you want more help to prepare your home after the initial consultation, we have an option for that too, though there is no pressure to do so.
We tackle every inch of your home, including closets, cabinets and the garage. Because buyers like to look at everything, we must as well.
And that’s pretty much it! We’ll spend about 90 minutes together going over ALL the details of your home. After the consultation, sellers are usually relieved, because now they have a complete list of what to accomplish to get their home ready to photograph and to connect with their ideal buyers.
This consult answers your questions and gives you your marching orders, in order of priority. You’ll receive the list of my detailed notes by room, following the consultation.
In-person services are available in Nashville and the surrounding area. In Los Angeles you can meet with my assistant that conducts an in-person assessment with me via Facetime.
