Home buyers aren’t looking to buy your home, they’re looking to buy what they think your home represents. They connect with your home when they think it represents who they want to be: modern, cool, sexy, et al. (Deep, I know).
These 5 luxe accessories will help buyers see your house as their ideal home. But before you break out your Black Amex, keep in mind you can have a luxe look without the luxe price.
1. Cool Artwork
Oh, the definition of cool. It’s one of those “I know it when I see it” things. Regardless of what we’ve been taught, it doesn’t even have to do with how much you spend. I’ve found some ah-mahhhzing pieces for $250 or less, and taken off-the-rack prints from Ikea and jeuged them accordingly to make something one-of-a-kind.
This is number 1 for a reason, People. Bad hotel art abounds, even if you didn’t buy it from that “Hotel Fire Sale”. When you have cool art in your home, buyers want to be the person that picks this art, that picks this home. In cities like LA and NYC, this is not news. But I’ve still been shocked to see really bad art in 8-figure homes, more times than I care to count.
By the way, kids art is cool. They’re little geniuses. One of my favorite design tricks is to mix in properly framed kid’s art with other pieces.
Not many buyers are going to walk into your home and say “I really wish there was more greenery in this house, I’m outta here!”. That’s the genius of these tips, people don’t realize they want them, they just know they don’t like your home for some reason.
Plants bring life and color to your home, and they cover up problem areas too. Invest in a few well placed plants in beautiful planters to add a dimension to your home that buyers love (even if they don’t know it).
3. Artsy Books
How I love Tom Ford but if I see one more copy of his coffee table book in a staged home I’m going to (insert dramatic prose here). I’m pretty sure they hand out a copy of that book when you move to LA.
Too done and too much of a good thing. Plus there’s a bazillion other super interesting coffee table books that when I see give me pause. Ooooh, they like Basquiat. And mid-century architecture. And Leonard Cohen. Hey now.
Yes, people will look at your books, so buy a few that are interesting on steroids and place them for people to ogle.
4. Luxurious Throws and Pillows
Luxurious doesn’t have to be expensive. If your furniture is old and tired invest in some modern pillows and throws to bring your space back to life. These add color and texture and loads of interest to your space. Buyers do take note of all these little details, even if they aren’t consciously keeping track they are seeing the overall picture and deciding accordingly.
Rugs are art for your floor. They do a lot of heavy lifting in your design: they define your space, bring color and texture, and make your house look cool. ‘Nuff said.
